Tenants' Guide

As a tenant of LSR plc, under the terms of your lease, you will have responsibility for:

• Payment of rent in full and on the dates in your lease.

• Payment of any service charge or insurance sums on the date on your lease.

• Making payments for business rates, electricity, gas, water and telephone charges that you incur as an occupier.

• Ensuring that the property is kept in good repair.

• Informing LSR plc of any proposed alterations to the premises in writing and seeking written consent for any alterations.

• Informing LSR plc of any proposed change of use of the property, in writing and seeking written consent to the change of use.

• Informing LSR plc of your intention to let someone else take over the property (assigned or subletting) and seeking written consent for change.

• Contacting LSR plc if you wish to end your tenancy at expiry.

Health & Safety

The Local Authority Environmental Health Department is responsible for the majority of retail and commercial units.

The Health & Safety Executive (HSE) can be contacted for units that fall under the category of factories or those outside of the Local Authority remit.

 

We will act, at all times, fairly and with honesty. However, get independent advice if you need it and in certain situations we may recommend it.

Independent advice is available from a number of different sources including Chartered Surveyors, Solicitors, Local Authorities, Training and Enterprise Councils.
